Build costs, renovating cost per m2

How much will my self build or renovation cost to build?

This is the question quite often asked by our clients looking to build or renovate their property.


Here are some general guidelines about costings:

Foundations & ground floor cost: £80 per m2 as an average (reinforcements, ringbeams or piles add extra costs to this)

Services cost: It will cost around £10000 to bring in mains gas, water , sewage and electricity

External Wall cost: Block &facing brick £330 per 1000

Cavity wall insulation cost: £110 per m2 of floor area

Upper floors cost: softwood joists with chipboard covering £20 per m2

Windows & Doors cost: £70 per m2 (high performance softwood with double glazing)

Roof costing: around £100 per m2 for tiles, felt battens, insulation and trusses.

Stairs: a standard painted softwood straigt set of stairs would be £1500

Bathroom cost: a standard bathroom finished with wc, basin, bath, tiles, plumbing & finishes £5500

Kitchen costing: allow £6000+ for a good finish kitchen

Flooring cost: Laminate £25 per m2, tiles £30 per m2, oak floorboards £60 per m2

Plastering of the ceiling and walls: £30 per m2

Tiling cost: £80 per m2

Internal doors: doors & frames, hung & decorated around £300 per door

Heating: a standard heating system will typically cost £20 per m2 with underfloor heating coming in at £35 per m2

Electrics: around £50 per m2
