Loft Conversion costs, build cost per m2

How much will it cost to do a Loft Conversion?

This is the question quite often asked by our clients looking to convert their existing loft.

Figures show that by adding an extra bedroom with en-suite can add up to 20% to the value of your home!

Depending on the structure of your roof and floorjoists this can be a very easy project for which you mostly do not need planning. You do however need Building regulation approval as this will be flagged up if you ever want to sell your house. When employing a specialist conversion company the average loft conversion cost are around the £25.000 mark. But again this depends on the following factors: -) Size & complexity. Is it a straightforward loft with a pitched roof or a L shaped design with trussed rafters?

-) Choice of materials. Standard or specialist matreials ad fixtures & fittings.

-) Involvement. Do you want to project manage yourself? Maybe decorate yourself? This all saves cost.

-) Site location. Is your site easily accesible? Also a loft conversion in London would cost more than a loft conversion in Kettering.

-) Professional fees. Architectural drawings, Building control fee, Planning fee, Structural Engineers cost, etc.

Dont forget that if your joists are strong enough, one can simply board the space out, add lighting & a hatch & ladder within two days!
Planning costs are usually around £750 for the Architectural Drawings, around £500 for Building control inspections and certificate and another £500 for Structural engineers involvement.
